ABOUT THE EAST FORK RANCH
The East Fork Ranch, as its name implies, lies along the East Fork of Sweet Grass Creek in Sweet Grass County Montana, and is a short 30 minute drive North and East of the County seat, Big Timber, Montana. The ranch is a mixture of heavily timbered ridges and rocky outcroppings amongst the rolling hills. Expansive grass pastures with lush hayfields framing the East Fork of Sweetgrass Creek. This diverse topography lends itself nicely to being a productive cattle ranch while providing perfect habitat for wildlife to thrive.
The East Fork Ranch represents the highest in demand of ranch properties, being extremely well balanced between an agricultural/production ranch as well as world class recreational property.
Of the 2,858 deeded acres, there are approximately 300 acres of improved dry land hay.
With the current hay base and increase in production the ranch could accommodate significantly more animal units.
The current steward of this beautiful ranch has been extremely successful in managing the ranch to produce enough income to cover all of the operating costs he incurs, while still maintaining and improving the sporting attributes of the land.
Year round, the ranch is home to a growing herd of elk, great numbers of deer, and a very healthy turkey population. Almost any morning or evening the hay meadows are full of animals from one end of the ranch to the other. The ranch is a real hunting gem.
Currently the ranch is being run as a working cattle ranch with an emphasis on wildlife and improving wildlife habitat. The operations 200± head of cattle provide a very useful tool to manage the extensive grasslands and provide an income stream to maintain the ranches needs and make improvements when needed. The ranch is a relatively simple operation to understand and operate. The current owner has spent the last 10 years dialing in every aspect of this ranch to be as efficient, productive and wildlife rich as possible.
The headquarters of the ranch consist of a main house (3,700± sqft) 5 bedrooms and 4 baths. The house was built in 1982 and updated with addition built on to it in 2008-09. It features a custom kitchen with commercial appliances applied in a beautifully designed chef’s kitchen. The addition is what we call, “the owners wing.” It consists of a large master bedroom, his and hers master baths and walk in closets. Again, both the bathrooms and closets contain highly detailed custom cabinets, built in dressers and shelves.
In addition to the main house there are also three log guest cabins, each with its own tasteful finishes and facilities. The East cabin is a 2 bedroom 2 bath cabin with a loft and kitchenette. The middle cabin is a self contained 1 bedroom with a loft and very appealing custom stair case. The Western cabin is set up more like a bunkhouse and lends itself to being equipped with bunk beds for a large group to stay in. The Western cabin’s most appealing feature is the matching covered porches on each side. They provide an excellent spot to relax, have a cocktail and watch the wildlife in the evening.
This house is the original farmstead house built on the ranch around 1890. It is a two story farmhouse that, in its day, would have been considered “extra fine”. It is still standing and in amazing condition for its age. The current owners have started a restoration project on this house. All of the electrical and plumbing within the house have been completely replaced. The expensive part of the restoration is complete. What is left is flow finishing and mostly cosmetic projects. Fully restored, this house is an amazing addition to the ranch and a real topic of conversation.
