IMPROVEMENTS

The centerpiece of the Basin Ranch is the owner’s home which is perfectly placed on a hill near the middle of the ranch, overlooking the old homestead compound below. The 4-bed, 3-bath home was built in 2001 and has a 2-car garage. Views are virtually unobstructed from any window and are carried for miles to the distant surrounding rim. A kitchen open to the great room and a main level master suite are evidence of a well thought out design. Being 20 years old, the home is in need of some minor, relevant updating but is of sound construction.

The old homestead place consists of a 2-bed, 1-bath original ranch home built in the 1920s. It has an attic and a dirt floor basement that speaks to a time long past. Still functioning today, yet it would require some attention for everyday living. Other improvements include a hangar/shop with a concrete floor and double slide out doors. The owner is a pilot and has flown in and out of the ranch regularly. There are multiple barns, sheds, storage buildings, pens, etc in and around the old homeplace. Some function as intended, others are no longer utilized.

Water/MineralRights

The ranch is well-watered with multiple water wells, springs and 24 water stations. There are many drainages throughout the ranch, some more reliable than others, with the most notable being the 2.25± miles of seasonal South Fork Crooked Creek.

The current owner of the Basin Ranch will convey all minerals and water rights they hold and the ranch is without the encumbrance of any conservation or access easements.
